Holiday letting booking conditions

  1. Reservations/Booking Deposit.
    All bookings are all subject to availability and to these conditions. They must be accompanied by a booking deposit of £150 to cover the booking. When you make a booking and pay the booking deposit a contract has been entered into as soon as we receive and accept the booking. Bookings made by telephone will remain firm provided we receive the correct funds due within seven days. The Letting Balance due to us for the letting must be received at least two months before the beginning of the period booked.
  2. Security Deposit.
    At the same time as the Letting Balance becomes due, a Security Deposit of £250 must be paid. If we do not receive this when due we shall with regret make your booking available to others. This Security Deposit will be refunded within 14 days after the booking is complete. This refund is subject to any deductions (should this be required and at the sole discretion of the owner) in the event of theft, breakages, damages or excessive cleaning at the property or complaints of any nature.
  3. Non Availability of Property.
    If for any reason the property is not available on the date booked, or the property is unsuitable for holiday letting, all rent and charges paid in advance by the holidaymaker will be refunded in full, but the holidaymaker shall have no further claim against the owner.
  4. Cancellation.
    If you cancel a booking (which must be confirmed in writing to avoid misunderstandings) whatever you have paid (less £30) will be returned to you if that booking is taken up by someone else. If no-one takes it up we do not make a refund. We do advise you to take out insurance cover against the possible cost of cancellation.Moreover, money received by us for a booking which you cancel cannot be transferred to a new booking which you make in its place. We regret this condition but while the property has been reserved for you it has not been available for anybody else, and we may well have lost a booking for it during that time.We may cancel a booking at any time before the date on which it begins. We would expect only to do this for building work or for some other reason unforeseen by us at the time your booking was accepted. In this unlikely event we shall refund in full all money received by us for the booking.
  5. Access.
    Anyone with our authority may have access during your stay. This is unlikely to happen, but if it does, we will give you as much warning as we can. There will be no need for you to stay in, since our housekeeper can accompany the visitor.
  6. Holiday use. Your booking is for holiday purposes only, and you do not use the property for large gatherings, such as weddings or parties. The property should not be used for photo shoots, location videos or filming.
  7. Arrival/Departure Times. You do not enter the property before 4pm on your first day or leave it on your last day later than 10.30am. This is to give our housekeeper a chance to prepare for you and your successors.
  8. Property.
    Whilst staying at the property it is your responsibility to keep the property clean and tidy and to leave it in this condition at the end of your holiday. We appreciate the need to have an enjoyable time whilst on your holiday, however we would ask you to respect the Farmhouse and its holiday let neighbours who may be using the Coach House and Studio adjoining the subject Farmhouse and not disturb or cause offence in any way. Linen but not towels are provided in the Farmhouse. Loud music is not permitted between 23.00 and 09.00 within the grounds of the Farmhouse.
  9. Smoking.
    Please note that in accordance with current legislation, smoking is not permitted at the Farmhouse.
  10. Warranty.
    When you make the booking you warrant that you are over 18 and have the authority of all persons who will use the property during the period booked to commit on their behalf and that you will indemnify us against all loss and damage arising directly or indirectly to the property and its contents from any act or omission by yourself or any person or animal accompanying you.
  11. Liability.
    We shall have no liability for any death or personal injury nor for the loss or damage to possessions sustained by you or any member of your party.
  12. Number of People.
    Excluding babies in cots, the number of people sleeping in the property and its grounds must never exceed four.
  13. Services.
    The property and water is heated by all electric power. There is a wood burning stove for additional heating and a supply of logs is available in the courtyard. Please note the woodburning stove is for wood only and will not take coal. Please take great care and ensure everything is done to minimize fire risk from the stove, ensuring the glazed door is closed at all times. The water supply is from a filtered private artesian well supply. There is a separate calor gas cooker and again please take great care to ensure the gas is switched off fully when not in use. With all electricity, gas and water services would you please use sparingly and be environmentally conscious. Can you please ensure that your rubbish is placed into black bin bags and you remove your rubbish at the end of your stay, placing it in the bins at the end of the drive. There are re-cycling bins in Craignure should you wish to use these.
  14. Television, Internet and Mobile Phones.
    Due to the reduced availability of TV channels in remote parts of the country such as at Kilpatrick, the coverage and connectivity can be reduced and not always fully reliable. Internet speeds will also be slow.
  15. Pets.
    Due to surrounding livestock and wildlife, dogs and other pets are not permitted. Registered guide dogs are allowed in the property but you should inform us at the time of the booking if you wish to bring a guide dog to accompany you.
  16. Termination.
    We reserve the right to terminate a booking at any time if these conditions are not met in full.
